Potential changes to the Unified Development Code will be discussed by the Hays Area Planning Commission at their meeting today.
Commissioners will talk about self-storage units, planned unit developments and cul-de-sacs.
Currently, self-storage uses are only allowed in light-industrial zoning districts.
The proposed changes in planned developments would give developers flexibility and choice on how a development will be laid out. The intent is to reduce the required setbacks and reduce the minimum lot sizes so developers can can propose a variety of different residential uses and densities.
The current regulation restricts cul-de-sacs to 150 ft. or less, which is typically three to four lots. The older regulation was up to 650 ft.
The most common lengths in various other cities are between 600-700 ft. with some exceptions up to 1,000 ft.
