An application has been submitted to the Hays Area Planning Commission for the preliminary and final plat of the Pteranodon Addition, one lot containing 21.778 acres.

A current city project to provide water and sewer utilities for the Exit 161 addition, across and north of Interstate 70, has created the opportunity for development of this property.

This property was originally a rest stop location for the interstate. When Commerce Parkway interchange was installed and the rest stop was removed, the land was deeded over to the City of Hays. Since that time, it has been the Parks Department tree farm.

Property owners Derek and Vanessa Schumacher have submitted an application to rezone 2.9 acres at 2400 E. 22nd from commercial general district to residential general district.

The vacant property is located in east Hays, is primarily accessed from E. 22nd Street, and has available utility services that will need to be extended as development occurs. The requested residential general zoning would allow single-family and duplex development.

A public hearing will be set for November 16 to consider the proposed rezoning.

The Hays Area Planning Commission will review both requests at its Mon., Oct. 19 meeting at 4 p.m. in Hays City Hall, 1507 Main.
