Hays Area Planning Commission to discuss rezoning for more Hays housing

The Hays Area Planning Commission will hear a rezoning request for more housing in the northwest section of the city during its Monday meeting. 

Covenant Land & Developing, Inc. is requesting a change from agriculture to residential general district for 20 acres of land at the south end of an agricultural field, west of Thunderbird Drive and between 33rd and 41st streets.  

The property has been identified in the city of Hays' comprehensive plan for residential development due to its proximity to other developments and availability of city utilities for extension. 

Planning commissioners will also discuss the regulations for small sheds. 

Current regulations for small sheds less than 120 square feet do not require a building permit, but they must meet side and rear yard setbacks, which has led to enforcement challenges.

Staff is in support of the reduction of regulations for accessory structures.

Public hearings are expected to be set for both items for Feb. 17.
