Rezoning request of E. 41st Street to light industrial; public hearing Monday

An application to the Hays Area Planning Commission has been submitted by property owner Cathy Braun requesting rezoning of land at 1375 E. 41st St., one-half mile east of Vine Street, from agriculture to light industrial.

The property is outside Hays city limits but within the Extra Territorial Jurisdiction, so annexation and rezoning are required before development.

According to Kate Armstrong, planning and zoning technician, the property is planned for a business model by an out-of-state developer. Nearby businesses are already trending toward light industrial.

Staff have determined the development will be constrained by sewer extension costs across Interstate 70 and existing floodplain regulations.

They have recommended approval of the rezoning. 

A public hearing for the rezoning request will be at 4 p.m. Monday in Hays City Hall, 1507 Main.
