Planning Commission to vote on final plat of Hess Second Addition Monday

The Hays Area Planning Commission on Monday will consider approving the final plat of Hess Second Addition, a replat of a portion of the Hess First Addition. The property, located to the northwest corner of the Exit 157 Interstate 70 interchange, is owned currently by Hess Land LLC.

The replat combines the Hess First Addition Block 1 and Block 2 into one lot, combines Lot 1 and Lot 2 of Block 3 into one lot and vacates 56th Street right-of-way.

The property is annexed and has been rezoned to general commercial. Both city water and sewer are installed and ready to be extended for future development. The streets and storm sewer will need to be completed for development to occur.

Public hearing

A public hearing will be held to update the Unified Development Code (UDC) of clerical errors, improve organization, and clarify existing requirements.

Currently, the Unified Development Code does not clearly specify whether the irrigation standards apply to all new construction, commercial development or existing lots. The amendment proposed adds a new subparagraph to reflect the irrigation requirements to apply to all zoning districts. 

All the edits are non-substantive, and the irrigation requirements remain unchanged.
