Two public hearings will be held at 8:15 Wednesday morning by the Hays Area Board of Zoning Appeals.
Wes Rathbun of Rathbun Enterprises, LLC is requesting a variance to increase the allowed area of painted wall signage, including a mural, from 32 sq. ft. to 75 sq. ft. on the building at 109 W. 7th.
Under new ownership, a new business, "The Fort," is going in at the location which formerly housed "Wild Rose."
The large building was constructed in 1953 as a grocery store and then later split into two spaces for a restaurant and bar according to information submitted to the board by Curtis Deines, PIE superintendent.
Although it's in downtown Hays, the property is not listed in the Chestnut Historical District.
A second public hearing will be conducted for Thomas and Christine Wasinger requesting a seven-foot variance
Thomas & Christine Wasinger for a variance to reduce the side yard building setback from the required seven feet to zero feet at their property, 302 E. 24th Street.
