The Hays Area Planning Commission will conduct a public hearing Monday evening for a rezoning request of 32 acres of land owned by Hess Land, LLC located at 5809 230th Ave.
The undeveloped property is currently zoned agriculture; owner Dan Hess wants to change the zoning to heavy industrial district.
Hess plans to develop the area for heavy industrial use.
Located north of Interstate 70 along 230th Ave., the property is adjacent to other heavy industries including the Midwest Energy Goodman Energy Center, Ellis County Concrete batch plant, and Hess Services.
The property is just outside the Hays city limits and the city's future land use map area. City utilities will not be extended.

Ellis County will be improving 230th Ave. from 55th St. to Feedlot Rd. for heavy vehicle traffic as the Northwest Business Corridor is developed.
City staff is recommending approval of the rezoning request.
